In response to Washington State House Bill 1110, City updated its development regulations to allow a wider range of housing types beyond single-family homes. The project supports increased housing supply, affordability, and neighborhood diversity.
- Implements state requirements under House Bill 1110 to allow middle housing types
- Replaces single-family (RS) zoning with a new Low-Density Residential (LDR) zone citywide
- Expands housing choices while still allowing single-family homes
- Allows duplexes, triplexes, fourplexes, cottage homes, and courtyard apartments along with Single family dwelling units in residential zones
- Establishes three overlay districts within
LDR-S: Low-Density Residential – Small Lot (Previously RS-6)
LDR-M: Low-Density Residential – Medium Lot (Previously RS-8 and RS-10)
LDR-L: Low-Density Residential – Large Lot (Previously RS-12)
