HWY 99 flyerWhat do you envision for the future of Highway 99? Is it safer streets for pedestrians and vehicles? Would high-quality buildings or new places to shop and eat encourage you to visit the area more? Perhaps affordable housing options should be a priority? How can good businesses be retained? Over the past year, the City has been working to develop a Highway 99 area plan. This has included listening to people, looking at past studies, and analyzing the area.

Now the draft Highway 99 area plan is nearly ready and you are invited to an open house about it on Thursday, November 10. Come anytime between 6:00 and 8:00 pm. The location is the Swedish Edmonds Hospital, 21601 76th Ave W., Edmonds.

What will be at the Open House?
The Open House will feature visual displays and other information. City staff and its consultant team on this project will be available. Your input about the draft plan is welcome. The focus will be to:

  • Explore key elements of the Edmonds Highway 99 Subarea Plan including goals and priorities and implementation strategies  and  policies for future development and transportation improvement.
  • Look into the future and see visualizations of what life could be like in the Highway 99 area.
  • Hear what other community members have said during the planning process and offer your own feedback on key elements of the draft plan.


What is an Area Plan?
Area plans are detailed plans for a geographic area. They provide greater detail than the City’s Comprehensive Plan and serve to guide future development of an area by establishing land use goals and design guidelines consistent with the vision of the community.   The Highway 99 area plan will include proposals for short-term and long-term transportation improvements, with particular attention to walkability.

After the November 10 Open House, any changes to the draft plan will be made and presented at public hearings. Adoption of a final Highway 99 Area Plan will be a decision for the City Council, probably in early 2017.
